Walkable Warehouse Arts: A Closer Look

Canvas City Homes WAD in St Petersburg recently completed construction on all 10 units, and 6 remain available. The neighborhood has long been home to artist lofts and studios, and more recently, breweries, distilleries and nightlife. As St Pete continues to grow, the neighborhood will become even more of a destination. Below are a few notable highlights of what the neighborhood will look like in the near future!

 

WAREHOUSE ARTS DISTRICT

The biggest change will be to the 22nd St corridor. City council just approved the zoning change in May 2024. The master plan website has links to renderings, plans, and some recent news articles. Joe Furst is the head of Place Projects, and was previously involved in the revitalization of the Wynwood District in Miami.

THE FACTORY ST PETE

The Factory St Pete is an amazing art-centric experience that houses an immersive Florida themed installation, art studios, and local businesses. A recently announced racquet club, bar, and restaurant concept, St Pete Athletic, opens at The Factory in 2025, and is only 4 blocks from Canvas City Homes WAD.

GRAND CENTRAL DISTRICT

The Grand Central District is home to over 450 locally owned and operated independent businesses, merchants, restaurants, bars, art galleries, professional services, and health and wellness providers. Among these are some local favorites, including Bandit Coffee, Good Intentions, Wild Child, and many more, only 5 blocks away from Canvas City Homes WAD.

PINELLAS TRAIL

The Pinellas Trail is also ripe for development in the near future, with some comparing it to the BeltLine in Atlanta. Future plans include improved landscaping, more businesses along the trail, and connecting the trail to the new Howard Frankland Bridge. The Trail Crossing development plan is taking shape as well, in an effort to beautify areas surrounding the trail and includes plans for a “green” amphitheater; art walls; a plaza built with repurposed shipping containers; pop-up markets; children’s areas; a beer garden and a dog park. Access to the Pinellas Trail is only 4 blocks from Canvas City Homes WAD.

GAS PLANT DISTRICT

This article shows future connections of the Warehouse Arts District to the redevelopment of the Rays Stadium/Gas Plant District. The Gas Plant redevelopment has been featured heavily in local news, and for good reason. The 86 acre parcel is moving forward with construction of a new Rays stadium, as well as commercial, cultural, retail, and entertainment space, and all of this, less than 1 mile from Canvas City Homes WAD.

YMCA REDEVELOPMENT

The YMCA building on the corner of 1st Ave S and 31st St S currently offers an indoor pool, rock climbing gym, modern fitness center, basketball, volleyball, and pickleball courts. A recently announced redevelopment of this site includes nearly 400 new apartments, 600 space parking garage, and a pedestrian only retail village with nearly 32,000 SF of retail and restaurant commercial space. The redevelopment also includes a full renovation of the current YMCA facility, a new lighted outdoor sports field, and new sidewalks and landscaping to connect to the surrounding neighborhood. The YMCA is about 8 blocks away from Canvas City Homes WAD.

NEIGHBORHOOD LIVING

 

With a WalkScore of 80 and a BikeScore of 90, Canvas City Homes in the Warehouse Arts District is an ideal location in St Petersburg, with several shops and restaurants within a few blocks. This location also offers proximity to bike trails and public transit, easy access to downtown St Pete and I-275, and only 15 minutes from our white sand beaches on the Gulf Coast!



Canvas City Homes WAD are in the only part of the Warehouse Arts District currently zoned for residential units, and there is not much space allotted for more homes to be built. As the area grows, residential units in and around the Warehouse Arts District and Pinellas Trail will continue to be in demand.

 

The map below, from the city zoning department, shows how the neighborhood is currently zoned as Industrial (in gray) which prevents large scale housing developments from being built. We are in the upper left (blue) corner. As the area changes, zoning may change, but currently this creates a sharp demand for housing in the neighborhood as it continues to improve, not to mention the easy access to 275 and downtown St Pete.
