Growing Gasworx District: A Closer Look

Canvas City Homes GWX continues to grow, and alongside it, the rest of the area, as the Gasworx master plan begins to take shape. The neighborhood has long been home to warehouses and parking lots, but signs of progress are showing at Gasworx Tampa. As Gasworx continues construction, the neighborhood will become even more of a destination. Below are a few notable highlights of what the surrounding neighborhoods will look like in the near future!


GASWORX DISTRICT

Gasworx is Tampa’s newest 50 acre / 6M sf mixed-use neighborhood; looking to reconnect a community with its rich cultural heritage and reestablish the area as a crossroads of diverse people, passions and pursuits. Gasworx will restore Ybor City to its rightful place as one of America’s truly great neighborhoods.

 

Phase 1 of Gasworx is well under way, with apartments being completed and offices and retail spaces for lease. This includes nearly 1250 apartments, 100,000 SF of office space, and 105,000 SF of retail space for lease. Scheduled delivery for these spaces is 2024-2026.

YBOR CITY

The main street of Ybor City, 7th Avenue, will be getting an upgrade. The city is working to replace the current asphalt with historic brick, to make the road safer for pedestrians and enhance the authenticity of the National Historic Landmark District. Ybor City has a master plan to continue improving and developing the retail and restaurant options in and around the district, which is only a short 10 minute walk from Canvas City Homes GWX!



YBOR HARBOR

The area just south of Gasworx is also about to undergo a major change. Plans for a 33 acre redevelopment of industrial land between Ybor and Channelside were recenlty submitted, and zoning changes were approved by the Tampa City Council. The changes would include transforming shipyards into walkable waterfront shopping, restaurants, and a public pier.

WATER STREET

Plans for three new buildings in Water Street in downtown Tampa have been announced. This includes an office building, the neighborhoods tallest residential condo building, and an entertainment district north of Amalie Arena. Plans also call for green and pedestrian spaces along Water St., allowing for outdoor concerts and open-air markets. Construction is expected to start in the spring of 2025. Water Street Tampa currently offers a large selection of restaurants, shopping, and more, and only ONE MILE from Canvas City Homes GWX.

ENCORE DISTRICT

Right next door to Canvas City Homes GWX is the Encore neighborhood, which is beginning to see signs of growth on the currently vacant lots. Several of the lots are slated to become high rise buildings in the near future, offering condos, apartments, and hotel rooms, as well as parking and retail space.

NEIGHBORHOOD LIVING 

With a WalkScore of 77 and a BikeScore of 67, Canvas City Homes GWX is an ideal location between Ybor City and downtown Tampa. The future of the Gasworx redevelopment includes a new streetcar stop, walking paths, and biking trails, sure to improve the accessibility of Canvas GWX to the rest of the neighborhood. This location also offers proximity to other great Tampa neighborhoods, including a .7 mile walk to Ybor City, Channelside and Water Street neighborhoods only 1 mile to the south, and 1.5 miles east of Tampa Heights and the popular Armature Works.
